POSITION: RESIDENTIAL POST CLOSING SPECIALIST
Responsible for reviewing, tracking, and following up on missing or incorrect loan documentation for Mortgages and Equity Loans in accordance with department objectives and policies as well as Federal and State Laws. Must utilize effective interpersonal skills to work with these individuals and obtain missing or corrected loan documentation.
Key Result Areas:
Review closed mortgage and equity documents for accuracy in accordance with Federal, State, Bank Compliance and Investor standards. Partner with Attorneys, Branches, Closing Department, Loan Servicing, Secondary Market and/or Borrowers to resolve errors and exceptions
Review the Closing Disclosures using TRID and Bank guidelines and resolve monetary and clerical errors in a timely fashion
Execute post-closing review of HELOCs and follow up with branches and attorneys to resolve exceptions
Obtain and upload copies of recorded documents to Encompass and ensure recording fees charged on the Closing Disclosure are accurate
Upload Mortgage files to the Bankers Advisory site on a weekly basis for their post-closing review. Review Bankers Advisory post-closing checklists
Monitor the Secondary Market and Booking pipelines for loans that are scheduled to be sold to Fannie Mae, Freddie Mac and other investors to ensure that loan closing packages are received with 24 hours of disbursement, reviewed and given to the Secondary Market Manager for sale
Partner with the Secondary Market Manager in order to obtain missing or corrected documentation from the Attorneys for loans that have been sold “Servicing Released”, so that the file can be packaged and shipped to the Investor
Review monthly trailing document reports from investors and submit requested documents
Administer and maintain the Post-Closing pipelines in Encompass, which includes identifying closing documentation (received, missing or incorrect), preparing and maintaining reports and reviewing documents to clear exceptions
Responsible for sending the branch closed Mortgages and other recordable documents to vendor; contact vendors for the GAP Insurance Certificates or Title Policies
Scan closing documentation and trailing documents into Encompass and verify that documents are in the correct loan file in accordance with Bank Policy. Log and file Promissory Notes into appropriate file cabinets
Perform additional duties as required
College education or 4 minimum of 4+ years work experience
Some banking experience, preferably in loan servicing
Working knowledge of lending procedures and regulations
Familiarity with loan documentation preferred
Excellent communication (oral and written) and interpersonal skills
Strong computer skills
Accuracy and attention to detail
Ability to deal with customers effectively
Ability to work independently to meet deadlines
